Form was engaged by First West Credit Union (“FWCU”) to assist in the relocation of their head office in Langley, BC. The process began in 2015, when we completed a market survey in the Langley area to identify viable sites for the relocation of FWCU’s Regional Head Office. The targeted survey stretched along the 200th Street corridor from Highway 1 to 76th Avenue in Langley. Our analysis included density requirement of minimum square feet, proximity to public transit, major arterials and the Carvolth bus loop/park and ride, and zoning feasibility based on the Township of Langley’s Official Community Plan.
Over the following year, FWCU reviewed the conducted survey. We were then mandated to approach owners of properties that had been identified as potentially suitable to accommodate the requirements for FWCU’s relocation by curating a Request for Proposal (“RFP”) along with opening up the RFP to reputable developers in the Lower Mainland. A multitude of groups submitted a response to the RFP and the winning proponent was selected based on a weighted analysis that Form and FWCU established to rank the developments based on FWCU’s key requirements. FWCU finalized its location in 2018 off the 200th Street interchange on the Northwest corner of 200th Street and 88th Avenue West in Langley.
The future home of First West Credit Union’s Head Office will be the newest commercial office/retail offering developed by PCI Developments on the south west corner of 200th Street & Hwy 1. The building will total 130,000 square feet with First West occupying more than 63,000 square feet of office space and housing over 320 FWCU employees. The remaining space will be occupied by office and retail tenants. First West’s commitment to health and well-being will be featured in the building. The location is in close proximity to accessible public transit, Carvolth Exchange, the office building will have a fitness centre, outdoor patio, a ground floor public plaza, and access to a pedestrian pathway. The estimated completion for the project is slated for mid 2020.
