After identifying demand from various retail and restaurant groups seeking positioning in College Heights, we We are pleased to announce our marketing campaign for 6500 Southridge Avenue (the “Subject Site”); a proposed 16 acre mixed-use development in the heart of the desirable College Heights neighbourhood in Prince George, British Columbia.approached the Roman Catholic Episcopal Corporation (the “Owner”) to determine if a sale of the lands was possible. After several weeks of investigating appropriate contact information, we were able to make contact with the Owner, who then confirmed a sale of the lands was of interest. Following initial dialogue with the Owner, we positioned the opportunity to a Vancouver-based development company, whom subsequently procured the Subject Site on an off-market basis. Having secured the land for a considerable duration of time, the developer, with our assistance, is now actively working through its due diligence period (development feasibility) which encompasses a marketing initiative in attracting users for the Subject Site.

The land is located adjacent to Walmart and The Home Depot within the busy SmartCentre’s Shopping Centre development in College Heights and in close proximity to the University of Northern British Columbia (“UNBC”). It benefits from excellent exposure coupled with ease of access and egress to Trans-Canada Highway (16). The site is also well-positioned to capture local vehicular traffic due to its accessibility to the residential neighbourhoods of College Heights via Southridge Avenue and O’Grady Road.  We have identified potential retail and restaurant users for the west portion of the site fronting Southridge Avenue and are now seeking hotel operators and residential developers for the balance of the lands fronting O’Grady Road, which is a main local thoroughfare connecting the residents of College Heights to Highway 16, via Domano Boulevard.

Initial dialogue with the City of Prince George has been positive, with communicated encouragement of a mixed-use development incorporating commercial, residential, and hospitality based uses. Timing for possession is currently estimated to be summer 2020.
